Construction on Savannah Port Development Begins

SAVANNAH, GA) San Francisco-based global developer and owner of industrial real estate AMB Property Corporation hosted a kick-off ceremony to celebrate the construction of its first building in the Savannah market.

A groundbreaking ceremony took place after the program. Approximately 75 people attended the event.

In January of 2007, AMB purchased 249 acres of land outside of Savannah, Georgia with plans to build more than 3 million square feet of speculative distribution space over the next two to three years.

The growth of the Savannah port was a major force for AMB to acquire land in Chatham County and begin development of AMB Morgan Business Center. The site is located approximately 10 miles from the Garden City Terminal, off Pooler Parkway between Interstates 16 and 95.

The site, acquired from Savannah's Morgan family, is located in the City of Bloomingdale in west Chatham County and is known as AMB Morgan Business Center. The new distribution buildings will mark AMB's first LEED-certified facilities, a benchmark of environmental standards which designates real estate with certified levels of excellence in energy efficiency.

"AMB has focused its recent development efforts to construct warehouse buildings which promote good stewardship of the environment. AMB's Savannah development will mark the country's first Silver certification as designed by the US Green Building Council," commented John Morgan, AMB's vice president of development, East Region.

The first speculative building, a 343,000 square distribution facility is designed to accommodate distribution companies with warehousing needs in the 60,000 to 343,000 square foot size range. It will be a rear-loading, tilt-wall, institutional grade facility with a 30-foot ceiling height in the warehouse and upgraded ESFR sprinkler systems Plans for future buildings on the site will enable up to 1.3 million square feet in a single facility, direct rail access, and on-site trailer parking.

"Activity and interest in the site has been steady with prospects ranging from 50,000 to 1.0 million square feet. Inquiries from retailers and third party logistics companies continue to be the main sources of interest," reports Charlie Fiveash, AMB's vice president, leasing & marketing director, East Region.
